What Is Sealcoating?

The Process

Sealcoating is a preventative maintenance that helps to reduce the cost of repairs and replacements by elongating your pavement’s lifespan. We follow these steps when performing a sealcoating service:

Prepare

We’ll remove the debris and any other obstructions that are on the surface. This ensures the surface is clean and allows the sealcoat material to adhere correctly. We’ll also repair any damages like cracks or potholes.

Edge and Tape

We seal off any areas that won’t need sealcoat treatment.

Apply the Sealcoat

We then apply the sealcoat material, which is typically coal-tar-based or asphalt-based. Depending on the type of pavement you have, we’ll apply the sealcoat using a spray or squeegee system.

Coat Application

We apply a sealant layer on top of the sealcoat material to make sure that proper adhesion occurs and the surface remains smooth. Depending on the manufacturer’s recommendation, we’ll apply a layer between 1/16 and ⅛ of an inch thick.

Dry and Cure

We let the sealcoat dry and cure for 12 to 36 hours.

Striping and Markings

Once the curing is complete, we apply new lane markings and parking lines.
